99 Acres +/- Selling in One Tract
LOCATION: 99 Acres of farmland located in Section 13 & 14 of Laenna Township (T18N R1W of the 3rd PM, Logan Co., IL) Tax ID # 02-013-007-00 and 02-014-008-00; approximately 3 miles north of Latham, Illinois or 5 miles east of Mt. Pulaski, Illinois. The 911 location of this land is 2280 600th Street, Latham, Illinois 62543.
CROPLAND: This farm is comprised of highly productive Logan County soils with a Productivity Index (PI) of 136.8, approximately 7.6 acres of filter strips with annual income of $1,427/ year and is located on a county blacktop 3 miles from the local elevator.
REAL ESTATE TAXES: The 2017 Real Estate Taxes payable in 2018 were $2,944.72
TERMS: The Successful bidder will enter into a written agreement on the day of the auction requiring 10% down payment to be placed in escrow with the remaining balance due at closing. The sale of this property is not subject to the ability of the new Buyer to obtain financing. A Title Commitment Policy will be issued in the exact amount of the sale price. The Seller will pay the 2018 real estate taxes due in 2019 by giving the Buyer a credit at closing. The new buyer will be responsible for 2019 and subsequent real estate taxes. Closing will occur on or before April 3, 2019. At Closing the New Buyer will be required to re-new this farm with the Logan County Farm Service Agency regarding the existing CRP Contract which expires at the end of September, 2019.This farm is free from lease for the 2019 crop year. Pre-closing possession will be given to the new buyer for the expressed purpose planting the 2019 crop. If closing does not occur the Buyer will be considered a tenant and enter into a one-year cash rent lease at $285 per acres on the 99 acre farm. The Seller reserves the right to confirm the final bid. The final sales price will be determined by multiplying the highest accepted bid by 99 acres.
