TERMS:  The land will sell on a per acre basis.  1 tract- 188.47 ac. m/l (based on the tax records).  The successful buyer (s) will be required to enter into a written purchase agreement with the seller  and pay ten (10%) percent down of the bid price after the auction. The balance of the bid price will be due on or before Thursday April 26, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be

provided by the seller. The 2017 Real Estate taxes due in 2018 will be paid by the seller and the 2018 and all subsequent years will be paid by the new buyer. Possession will be given at the time of closing.  The farm will sell free and clear and the new buyer will have full farming and hunting rights for 2018.
