Sale Day Location: At the farm with the Machinery Sale following the Farmland Auction.
Farm Location: 160 +/- Acres located SE ¼ of Section 14, T.14N.-R.6E. (Elmira Township), Stark County, Illinois. Approximately 1 ½ mi. South of Osceola on 1050E.
Farm Description: 160 +/- Acres with 129.09 +/- Tillable acres. Tillable soils include Rozetta, Radford, Fayette, Sylvan, Elco, Marseilles and Hickory. A Surety Productivity Index of 103.1 +/-. Improvements include a vacant house, 40’ x 60’ insulated machine shed w/ lean-to, 12,000 bu drying bin, 5,000 bu. Government type bin, misc. out buildings and a 55’ dug well (operating). All improvements “As Is” condition.

TERMS AND CONDITIONS:
1.) Parcel will be sold by the assessed acre.
2.) The successful bidder will be required to enter into a standard purchase agreement contract. 10% of the contract purchase price will be due immediately following the auction. The balance will be due and payable within 30 days at closing.
3.) The seller shall provide a title insurance policy in the amount of the purchase price of the subject properties.
4.) The 2017 real estate taxes due and payable in 2018 will be credited by the Seller to the Buyer at closing. All subsequent real estate taxes will be the responsibility of the buyer.
5.) The property is being sold in “AS IS” condition, with no implied warranties of any kind.
