Farm Location:  W ½  of  the SE ¼ of  Section 23 all in T.17N.-R11E. of the 4th Principal Meridian, the County of Bureau, the State of Illinois.  Northeast of Cherry, IL or 1 ½ miles West of Meridian Road (Co Rd 3575 E) on County Road 2000 N Road.

 

Farm Description:  80 +/- Acres with 79.88 +/- FSA Tillable acres.  Tillable soils include Muscatune (21.7%), Buckhart (52.9%), Sawmill, Osco and Sable. A Surety Productivity Index of 142.8.

TERMS AND CONDITIONS:

1.) Parcel will be sold by the surveyed acres.  Survey will be provided by Seller.  

2.) The successful bidder will be required to enter into a standard purchase agreement contract.  10% of the contract purchase price will be due immediately following the auction.  The balance will be due and payable within 30 days at closing.

3.) The seller shall provide a title insurance policy in the amount of the purchase price of the subject properties.

4.) The 2017 real estate taxes due and payable in 2018 will be credited by the Seller to the Buyer at closing.  All subsequent real estate taxes will be the responsibility of the buyer.

5.) The property is being sold in “AS IS” condition, with no implied warranties of any kind.
