Buyer will be required to enter into a written contract on day of auction. 10% down day of sale with balance due at closing, within 30 days. Buyer will receive full possession at closing. Buyer will honor tenant’s rights for the 2008 crop year. The crop share lease is a 50/50 split. Buyer will receive the landlord’s share of the 2008 crop and pay landlord’s share of 2008 crop year expenses. 2007 taxes due in 2008 will be paid by sellers and all real estate taxes thereafter to be paid by the buyer.
